1. Provisional booking
1.1. These will be held for seven days pending receipt of a completed booking form and full deposit or payment as appropriate.
1.2. Only the persons named on the booking form are allowed to stay in the villa. The Florida State Law prohibits subletting, sharing or assigning.
1.3. If persons not shown on the booking form are found to be in the property, the whole party will be asked to leave immediately and all monies forfeited.
1.4. An adult must accompany and be living with persons under the age of 21. This is the Law in the State of Florida.
   
2. Deposit / Security Deposit
2.1. A reservation deposit of either £250 or $500 is required with the completed booking form. This deposit is non refundable.
2.2. Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due.
2.3. We will require a security deposit of £200 or $400 which will be refunded within 14 days after your vacation pending a satisfactory inspection.
2.4. Notwithstanding the amount of the security deposit, you are liable for all damage caused to the villa. Thus the Owners reserve the right to pursue you for further monies to cover malicious or avoidable damage over and above the amount of the security deposit.
   
3. At the time of confirmation
3.1. An account will be issued showing the balance due. This is payable ten weeks prior to the date of departure.
3.2. The security deposit is due with the final balance.
3.3. Bookings made within ten weeks of departure are payable in full at the time of booking.
3.4. Full details and key details will be sent to you after payment has been received.
   
4. Cancellation
4.1. The client may cancel the booking at any time after it has been confirmed. Cancellation must be in writing. The following cancellation charges will apply:
4.2. More than ten weeks before arrival - deposit forfeited. Between five and ten weeks before arrival - 50% of total cost forfeited. Less than 28 days before arrival - 100% of total cost forfeited.
4.3. We reserve the right to cancel the holiday if payment has not been received in accordance with clauses 2.1, 2.2 and 2.3 above.
   
5. Amendments
5.1. Any alterations to confirmed bookings can be made through michelle@sterlingcorner.net
   
6. Arrival / Departure
6.1. The rental commences at 4.00pm on the day of your arrival and ceases at 11.00 am on the day of departure. Failure to vacate the property by this time will result in additional charges.
6.2. The property will be cleaned before your arrival and again on your departure.
6.3. All rentals are inclusive of electricity, water and local sales taxes.
6.4. A telephone is available for your use in the house, with all local calls being free of charge. You are advised to buy a call card from the local supermarket to make long distance/international calls. This will be your cheapest way to call home from Florida.
   
7. Force Majeure
7.1. The owners or owner's agent cannot accept, be responsible for, or be liable in respect of loss, damage or changes caused by force majeure (e.g. Strikes, floods, and closure of airports, weather conditions or other events beyond our control.)
7.2. In the unlikely event of a complaint during your stay please contact the Management Company. If you still feel your problem is unresolved then contact the owners directly.
   
8. Liability
8.1. The owners or owners agent do not accept any liability whatsoever for death, personal injury accidents, loss or damage to persons or personal effects however caused.
8.2. Please bear in mind that your villa is situated on a development which consists of both residential and vacation homes. Therefore, the owners or owner's agent cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the housing development.
8.3. No liability is accepted by the owner for loss of mains services or failure of appliances, including air-conditioning. Nor for the consequences of the actions or omissions of persons who may control supply of mains services, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owners.
